These Terms & Conditions explain how ORSA HOME LTD provides residential improvement consultancy and project coordination services, including the respective responsibilities of the client and ORSA HOME LTD.
These Terms & Conditions apply to services provided by ORSA HOME LTD through this website, by email, by telephone, or following a separate service agreement or written confirmation.
They are intended to explain the nature of our services, how work is organised, what information may be required, and where responsibility remains with the client or with independent contractors and other professionals.
Where a specific written agreement or service confirmation applies to a particular project, that document will be read together with these Terms & Conditions.
ORSA HOME LTD provides independent residential improvement consultancy and project coordination services for homeowners.
Our work focuses on planning, organisation, document review, communication and project administration. We do not carry out physical construction or specialist building work.
ORSA HOME LTD is a company registered in England and Wales under company number 14438392.
Registered office: 8 Shepherd Market, London, England, W1J 7JY.
The services available through ORSA HOME LTD may include the following, depending on the service selected and the agreed requirement.
Before work begins, the relevant service, scope, information required, expected output and applicable delivery arrangement will normally be confirmed with the client.
The client is responsible for providing information that is accurate, complete and sufficiently current for the agreed service.
Where documents are supplied for review, the client should provide the relevant versions and identify any information that has changed.
Any stated service timeframe begins when the information reasonably required for that service has been received, unless another starting point has been expressly agreed.
Current service prices are displayed on the website or confirmed before the relevant service is arranged.
The price for a particular service relates to the scope described for that service. Work outside the agreed scope will not be treated as automatically included.
Where additional work is requested, the additional requirement and any applicable price will be explained before that additional work is undertaken.
ORSA HOME LTD provides consultancy, coordination and administrative support. It does not sell building materials through these services and does not undertake physical construction or specialist installation work.
Consultations may be arranged by telephone, online communication or another agreed method. The format will depend on the service and the information required.
Where a service includes review notes, summaries, action plans or other digital documents, these will normally be supplied electronically.
The standard delivery periods shown on the Services page are intended to provide a clear working timeframe. They may depend on the prompt receipt of information and on the complexity or volume of material involved.
If circumstances materially affect an agreed timeframe, the client will be informed where reasonably practicable.
The quality and usefulness of consultancy work can depend on the information supplied to us. The client therefore agrees to:
ORSA HOME LTD may rely on information supplied by the client unless there is an obvious reason to question its accuracy or completeness.
A residential improvement project may involve builders, tradespeople, installers, designers, surveyors, engineers, architects or other specialists.
Unless expressly stated otherwise in writing, those parties are independent of ORSA HOME LTD and are responsible for the specialist work they undertake.
ORSA HOME LTD may provide observations, organisational support, comparisons, review notes and practical planning information.
These services are intended to support the client’s decision-making. They do not transfer responsibility for the client’s residential project to ORSA HOME LTD.
The client remains responsible for deciding whether to appoint a contractor, accept a quotation, select a material or finish, approve project changes, or proceed with particular works.
Where quotation review is provided, ORSA HOME LTD may identify items that appear unclear, inconsistent or require further clarification based on the documents supplied.
A quotation review does not constitute a technical inspection, quantity surveying service, structural assessment, building inspection, legal review or certification.
The contractor or specialist responsible for the relevant work remains responsible for confirming the technical specification, measurements, suitability and requirements of that work.
Nothing in these Terms & Conditions is intended to remove or restrict any statutory right that cannot lawfully be excluded or restricted.

For applicable distance or off-premises service contracts, consumers may have a statutory cancellation period of 14 days from the date the contract is entered into. The application of that right can depend on the type of contract, the circumstances in which it was entered into, and whether performance has begun in accordance with the applicable requirements.
Where a consumer expressly requests that a service begins during an applicable cancellation period, the consequences of that request will be handled in accordance with applicable consumer legislation.
Where digital documents or other digital content are supplied, any applicable statutory requirements concerning cancellation and digital content will also apply.
Clients wishing to cancel or change a service should contact ORSA HOME LTD as soon as reasonably possible using the contact details provided below.

Our full approach to cancellation is set out in the Service Cancellation Policy .
